This week I had the opportunity to preview a gorgeous Tuscan estate located at 8140 Barton Road Granite Bay. This is a custom 4 year old home on 1.25 acres north of Douglas Blvd on Barton. This high end home boasts 4 bedrooms, with the option of a 5th, and 4 full and 1 half bathrooms. Set back off Barton with a private driveway and gated entry, this 6,081 sqft estate is definitely one to watch. At a price of $1,499,900, this is definitely a million dollar home, however after 219 days on the market, this may be a bit inflated for the true value of this regular sale. (sometimes referred to as an equity sale)
Curb appeal is somewhat lacking due to the fact that the home is surrounded by smaller older homes. Although they are clean and well maintained, the home is somewhat out of place. Views from the second story, and the front entry look into the adjacent back yards. In my opinion, this is not a $1.5 million dollar view. The front landscaping really doesn’t make my jaw drop. The landscaping in front looks more like something from a $300,000 tract home, and looks like a last minute attempt at better curb appeal. The back yard has not been touched. For those that enjoy a natural open back yard, it will work. Those that really want a yard to match the home, and fullfill the true potential will need at least an extra $150,000 investment.
Once you make it past the driveway and the grounds, the home itself really starts to command attention. Custom built in 2007, the home itself is truely well appointed, and shows great attention to detail. The entry could be a little more open, but the layout of the home is functional, and shows excellent craftsmanship. The living area is open and inviting, with excellent views of the back yard and loggia. The kitchen is elegant and furnished appropriately with high end appliances and a butlers pantry. Granite counter tops and the travertine flooring finishes off the living space with a nice high end touch. My personal favorite is the extensive temperature controlled wine cellar.
The family room/great room has beautiful open windows showcasing the outdoor entertainment area, and the western exposure of the back yard. The warm feel and proximity to the kitchen and dining room really give a relaxing comfortable feel.
The master bedroom, and a guest bedroom with full bathroom are both located downstairs, with a laundry room. The master bedroom is open and includes an opulent closet with built-ins, and a sitting room or small gym. The master bathroom is almost a retreat by itself!
This home additionally showcases a second laundry room, 2 bedrooms, full bathroom, and loft/game room upstairs. Keeping in line with the first floor, the second floor is elegant, and comfortable.
In conclusion, this is a gorgeous, well appointed, and comfortable flowing home. Perfect for a family or anyone that would enjoy entertaining. The location could be better, and for the price, a savvy buyer would most likely expect the home to be in a gated community, or a street surrounded by homes/lots of a similar caliber. Still, a small adjustment to the price would make this a wonderful acquisition for anyone looking for a luxury home in South Placer County.
