This quiet neighborhood is located off Auburn Folsom Road just 5 minutes north of Douglas Blvd. Containing only 143 residences maintains a feeling of community, and minimizes the amount of traffic. Lakeview Hills is located in the foothill community of Granite Bay just 35 minutes north of Sacramento. The area boasts a mall, public lake, dining, retail, and local amenities within an easy 20 minute drive. The local schools in Granite Bay and Loomis are award winning, and community focused! The neighborhood is an ideal mix of country feel within close proximity to city amenities. Local shopping and dining is located only 5-10 minutes away in Granite Bay. The neighborhood was originally established in Granite Bay in 1957. It is set on approximately 100 acres of mature trees, granite outcroppings, and rolling hills. It was developed by J.A. Beeks in the 1960’s and development continued throughout the 1970’s. Most homes were completed during these two decades, however, the last ten percent of the homes were subsequently built out over the next 40 years. Currently home owners pay $157/mo in Homeowner Association dues. This covers the cost of common area maintenance, clubhouse upkeep, and Association management.

Homes range from approximately 1,200 sqft with 2 bedrooms up to 4,200 sqft with 5 bedrooms and sit on beautiful home sites ranging from approximately .3 acre up to about 1 acre. However, most lot sizes fall between .4 acre and .8 acre.

Currently there is only 1 home for sale in Lakeview Hills. It is a 3 story Tuscan Contemporary style home built in 1978. The home features 4 bedrooms, 2 ½ bathrooms, and 2,030 sqft of wood flooring, exposed ceiling beams, and light open spaces. Window views from the remodeled kitchen showcase the lush yard space in the expansive back yard. As of 6/14/2018 the home is listed for $649,000 (6892 Highland Rd)

There have been 4 sales in the last 12 months. Sales prices ranged from $580,000 to $1,250,000. The homes ranged in size from 1,670 sqft up to 4,654 sqft. Two homes sold for over the listing price, and two homes sold under list price. Three out of 4 homes sold with multiple offers, and there were 10 sales in the previous 12 month period ending 6/14/2017. Currently there is a shortage of homes for sale in Lakeview Hills and in Granite Bay overall.
